Legal secondary suites in Leduc.
Convert your basement into a separate living space for tenants or extended family. Truebertan Contracting LTD manages the construction scope, municipal permit applications and required inspection coordination in Leduc, Edmonton, Beaumont, Nisku and Devon.
Scope of work: a complete suite conversion.
We assess the existing basement, proposed entrance, windows and building services before confirming a layout. Your written scope can include:
Room layout, framing, insulation, drywall and interior doors.
A kitchen, bathroom, flooring, painting, trim and finishing.
Qualified electrical, plumbing, heating and ventilation trades.
Under-slab DWV trenching where needed: opening the concrete slab to install drain, waste and vent piping, then restoring the floor.
Required window openings, separation details and inspection stages.
Property suitability and municipal approval are confirmed before construction proceeds. A finished basement alone is not an approved rental suite.

Permits, egress and suite separation.
Municipal permit management
In Leduc, secondary suites require development and building permits. We coordinate the applications, required drawings, qualified trades and inspections within the agreed scope. Other municipalities review their own zoning and permit requirements; approval depends on the property and proposed design.
Bedroom egress and safe exits
Where an egress window is required, the clear openable area generally must be at least 0.35 m², with no dimension below 380 mm. This is the usable escape opening, not the outside frame size. We review window operation, window-well clearance, exit routes and any required foundation engineering against the applicable code and approved plans.
Fire separation, alarms and building systems
The approved design determines the required wall and ceiling protection, doors, penetration sealing and interconnected alarms. A 45-minute fire-rated assembly may apply in some designs; Alberta's secondary-suite provisions also permit specified continuous smoke-tight gypsum-board barriers in qualifying houses. We confirm the applicable approach before pricing or closing walls.
Heating and ventilation must also meet the applicable secondary-suite requirements. Read Alberta's secondary-suite guidance.
Timeline and budget.
We confirm the proposed schedule after reviewing the property, permit requirements, selections and trade availability. Permit review comes before construction; inspections, foundation openings and under-slab plumbing can affect the sequence.
Your written estimate identifies demolition, drawings, permit fees, construction, trade work, finishes, allowances and exclusions. We review the price and schedule impact of changes before the affected work proceeds.
Clean Home Guarantee.
We use zipper dust barriers and floor protection to separate the work area from your living space. We plan access and material storage with you, contain debris and tidy the work area at the end of each workday.
Winter jobsite protection.
We plan temporary weather protection for exterior openings, protect access routes and coordinate material deliveries around winter conditions. Foundation cutting and other weather-sensitive work proceed only when suitable protection and safe conditions are in place.
